About our holiday homes

Prices of our holiday lodges are inclusive of delivery, siting on a hard-standing base and connection to services, including bottled gas, water, drainage and electricity.

All our holiday lodges are built to residential spec so prices include central heating, double glazing, additional insulation and front aspect doors. The price also includes a galvanised chassis and a wood look CanExel cladding.

What facilities are available on the park?  The joy of Franchis is that it’s a quiet, rural park where you can really get away from it all.  We do have laundry facilities, tourist information, books to borrow and a dog exercise area.

What are the annual costs after purchasing a holiday home?  Pitch fees of £2400 (inc VAT) are payable on 1st February each year.  Gas and electricity are billed quarterly as used. We’re lucky enough to have our own private water supply here so that’s currently just £114 (inc VAT) per annum. Insurance is through your own choice of provider but Leisuredays are able to offer owners here preferential rates.

What models are available?  We offer a large range of 2 and 3 bedroom models by Atlas, Swift, ABI and Willerby. Prices start from £83,950 based on a standard 25 year agreement. Please ask us for a full pricelist for more details.

How quickly can we move in?  We will have a Swift Chamonix lodge sited and ready for you to enjoy from May this year at a price of £97,775 including decking. This particular lodge currently has the addition of a special offer of a licence agreement of 30 years at no extra cost and no pitch fees to pay until 2018. Other models can be ordered and sited on your chosen pitch within approximately 12 weeks, depending on the time of year.

How long can my holiday lodge stay at Franchis?  We offer purchasers of holiday lodges a Licence Agreement for 25 years but this can be extended up to a maximum of 30 years for an additional cost at the time of purchase.

When can I use my holiday home?  You can use your holiday home any time you like for 11 months of the year, with February being the only month the park completely closes.

Can I live in my holiday lodge?  No. You can stay in it while you are on holiday but you must live somewhere else. We will need you to provide the address of your main residence, which must be your home. We will also require proof of your residential address by way of suitable documentation e.g recent utility bills, current council tax bill, and driving licence or similar. We will require up to date copies of these documents on an annual basis.

Can I sublet my holiday home?  We do not allow commercial subletting, although family and friends are welcome to stay at your holiday home.

What rights and obligations are there?  All holiday home owners have a formal, written Licence Agreement. The Licence Agreement sets out the obligations of both the holiday home owner and the park owner and includes the park rules. Please ask for a sample copy if you would like more details.

What about maintenance on my holiday home?  You are responsible for maintaining your own holiday home although we can provide advice and put you in touch with local tradesmen. In practice modern holiday lodges require very little upkeep.
